The facilities's ceiling heights exceed 18 feet with 30 feet becoming quite common. There are multiple truck bays and ample parking and turning clearance for truck access. The locations of industrial properties run the gamut from historical, fringe of the city, older industrial locations to build-to-suit, state of-the-art facilities that are located in suburban markets. The analysis of industrial properties should be focused on the current use and alternative uses of a particular property. Since many of the newer facilities are located in suburban locations where the key requirements are access to highways, airports, and large expanses of land to facilities truck access, the in-city locations are left at a disadvantage because they are older and lack these facilities.
